Working together to reduce utility costs
Small changes. Smarter usage. A better-managed estate.

On your side. Working for your business.
Operating across the UK, Foden Estates and SNOW bring together 45 years of experience in property and estate management.
We understand the challenges businesses face because we’ve spent decades working alongside them. From increasing utility bills to ever-changing regulations and additional financial pressures, we recognise that running a business is becoming more demanding.
While many of these costs and requirements are decided beyond our control, we don’t believe businesses should simply have to accept every additional burden without question.
Our priority is to protect the interests of our tenants, challenge costs where appropriate and ensure you’re receiving the best possible value.
We’re not here to add to the pressures you’re facing. We’re here to help you navigate them.
45 years of experience. Nationwide expertise. On your side.
A message to all tenants
We know rising electricity, gas and water costs are putting pressure on businesses, and we understand the frustration when bills rise. In this issue we explain what affects your charges, how Foden Estates is reviewing them, and how we can all work together to reduce avoidable waste.
Understanding your utility costs
ELECTRICITY Your bill includes the energy you use, charged at a unit rate, plus fixed standing charges that may still apply when little or no energy is used. Supplier, network and other applicable fees can also affect the final amount. | WATER Business water tariffs vary. Charges generally reflect the water you use and the wastewater taken away, so leaks and running taps waste money. Please report any leaks promptly. | GAS & OTHER CHARGES Alongside the gas you use, bills can include supplier charges, network costs and applicable government taxes and levies. Business contracts differ from domestic price-cap arrangements. |
What Foden Estates is doing We have secured a reduction in electricity usage rates. However, a lower unit rate does not automatically mean a lower total bill. Standing charges, service charges and other applicable costs can offset some of the savings. We will continue reviewing charges and querying them where appropriate. |
Government levies & additional charges Business energy costs can include government taxes and levies, as well as supplier fees and network charges. The Climate Change Levy applies to taxable business energy use, subject to rules and exemptions. Always check your own contract and invoice for the charges that apply to you. What we can — and can’t — control We cannot control government rates or remove government-imposed charges. We can challenge incorrect charges, review supplier costs and reduce avoidable consumption. |
We’re here to help. But every small action counts.
SWITCH IT OFF. TURN IT OFF. KEEP IT TIDY. WASTE NOTHING. |
